PRODUCT INSTRUCTIONS

Client Requirements:

SUBJECT MUST BE PHOTOGRAPHED. For Gated Communities, client expectation is to be resourceful to gain access. If home is on private road, obscured by foliage, or sits far back from the road, attempt several angles and zoomed in views. If unable to obtain any photos of the home, do not complete order and contact coordinator. 

  • ADDRESS ISSUES: If this is a condo or multi-family with missing unit number, or the actual property address is different from what was provided on the order, contact your coordinator immediately to verify.
  • LAND ONLY, BURN-OUTS, RED-TAGGED, COMMERCIAL,
  • or more than 4 units: Contact coordinator for how to proceed.
  • The purpose of this report is to provide market value.
  • Provide market exposure time of 90-120 day price for the as-is and as-repaired price; strongly consider DOM of comparable, location, condition of comparable and market conditions.
  • Comparables must be located in the subjects immediate market area and be reflective of the current market.
  • In markets that are moving quickly, active listings and properties under contract should be weighted along with closed sales to provide additional support for value conclusions.
  • Please provide details of all value influencing features and consider in the price conclusion.

    REPAIRS:

  • Please exclude remodel and renovation costs. Assume as-is condition to be clean and secure. Do not include such items as cleaning or inspection fees, debris removal, landscaping, extermination costs, or costs to secure. Report only the probability of the existence of any hidden or unapparent condition. Do not estimate the cost to repair a condition you assume to exist (i.e. mechanicals, well, and septic).
  • When repairs are necessary, please provide both properties that relate to the subjects as-is condition and as-repaired condition.

    Photo Requirements:

  • The following photos are required. If all photos are not provided, the order will be returned to you for the additional photos.
  • Photo attachments require jpeg format.

    Exterior Photos:

  • Photo of the front, one of each side, both directions on street, photo of what the subject faces and; where possible, photo of the rear and any off site/neighboring influences that could impact the price.
  • If the subject in on a corner site, 4 street scene pictures are required.
  • Aerial photo using Google or similar website that is zoomed to show the property and the area immediately around the property.
  • Address verification photo must show the subject number. If the subject does not have a numerical address on or around the property, please provide additional commentary and/or documentation to explain how the correct subject property was verified.
  • All photos must be clear. Dark or blurry photos will not be accepted.
  • Photos that include people are not acceptable.

    Additional Requirements:

  • If lockbox is missing, please provide a clear photo of the front door showing there is not a lockbox present and notify your assigned Coordinator immediately.
  • If the subject property is currently listed on the market, please upload the MLS sheet to the order. If you experience difficulty with uploading the document please email the MLS sheet to your assigned Coordinator.
  • FOR MULTIFAMILY PROPERTIES: In monthly rent estimate, please include the total rent inclusive of all units.
  • If a dispute is opened after an order has closed, you will be required to make revisions or comments within 24 hours of being contacted either by email or phone. If we do not receive a response in 24 hours your account profile will be noted and your standing could be affected.
  • Only the assigned Service Provider can complete this assignment and the only one to sign the report.
  • Prior Service Disclosure: Please disclose any valuation services you have conducted or performed regarding the subject within the past 180 days.
  • Conflict of Interest: Any prospective interest in the subject property or parties involved in this transaction must be disclosed.
  • Value Disclosure: Do not disclose or discuss your conclusions with anyone other than Voxtur.
Per client requirements:

Origination appraisal data, when available and presented during/before assignment, is final determination for subject property characteristics.

If you believe origination appraisal data is incorrect, please do not proceed. 
Submit a message through the Voxtur Portal with data supporting correct subject property characteristics and we will address as soon as possible.
 

If prior interior valuation was completed, even if current vendor did not complete prior, condition is to be assumed as similar- please reach out to vendor management to obtain as needed.

By accepting this engagement you agree to complete the order having used the best sales/comparables available, and, upon request to satisfy our client requirements, agree to review any quality concerns in a timely manner.
